Beacon Living Group is a Manchester guaranteed rent and serviced accommodation operator, run by its founder rather than by a call centre. This page exists so you can check that for yourself. Every fact below is linked to the public record that proves it.
Summary: Beacon Living Group is a Manchester guaranteed rent and serviced accommodation operator, registered in England and Wales as Beacon Living Group Ltd, company number 17076795. It is founded and run by Omid Behzadnia, who is the person landlords and guests deal with directly. Landlords use Beacon on one of two routes. On the first Beacon takes the property on a corporate agreement and pays a fixed rent. On the second the landlord keeps the income and Beacon runs the property for a fee. Beacon is a small and young company and says so plainly. Every claim on this page can be checked from a public record and the records are linked below.
Beacon Living Group Ltd is registered in England and Wales under company number 17076795, with its registered office at 703 Stockport Road, Manchester M12 4QN.
The full record is public. You can read the incorporation date, the registered office, the filing history and the named director on the Companies House record for Beacon Living Group Ltd. The address and the director's name on that record are the same ones on this page. If they ever differ, trust the record and not us.
Beacon Living Group offers landlords two separate arrangements. Neither is the better deal on its own. One trades some of the income for certainty. The other keeps the income with you and hands Beacon the running of the property.
Beacon takes your property on a corporate agreement of three to five years and pays you a fixed rent on the same date every month, occupied or empty. Beacon carries the void risk and the cost of running the property as serviced accommodation. You give up the upside of a strong month in exchange for a number you can plan around. Suits a landlord who wants the property off their desk entirely.
You keep the income the property earns and Beacon runs it for a fee. Beacon handles the listings, the pricing, the guests, the cleaning and the turnarounds. Income moves with demand, so a strong month is yours and a quiet month is yours too. Suits a landlord who wants the upside and is comfortable with the variation.
Beacon quotes both routes on the same property so you can compare them side by side before you choose. The fee on the management route is quoted in writing for your property rather than published as a headline number. Ask for both figures on your property.
Beacon Living Group is founded and run by Omid Behzadnia, a Manchester-based property operator who is the named director on the Companies House record and the person who answers the phone.
Omid built Beacon after watching an industry pass risk quietly back to landlords and treat guests as transactions. The model is the opposite. On the guaranteed rent route Beacon carries the void risk. On the management route Beacon carries the work. Either way the condition promise is in writing, fair wear and tear excepted. When something goes wrong at eleven at night there is no ticket queue. There is one number and one person who is accountable for the answer.
Beacon is deliberately built around a small number of properties that one person can genuinely know. Omid has been in and out of every room of the house Beacon operates, met the landlord in person and handles the guest messages himself. That is a real limit on how fast Beacon can grow and it is the trade Beacon has chosen. A landlord gets an operator who knows their street. A guest gets a host rather than a portal.
"You should not have to take our word for any of this. That is why it is all linked."
Beacon Living Group manages three properties in Manchester today, and the number is growing.
Briar House is the one featured on this site, a four-bedroom house in Wythenshawe M22 that sleeps eight, live since August 2026. Its landlord, Antony, talks on camera about how it has gone. Every property Beacon lists is one Beacon runs itself.
Briar House runs on the management route rather than the guaranteed rent one. Beacon operates it end to end and Antony keeps the income it earns. It is proof that Beacon can run a real Manchester property well. It is not proof of the guaranteed rent agreement. This page will not pretend otherwise. You can see the house on Airbnb and on Booking.com, where the listing and its guest reviews sit on platforms Beacon cannot edit.
Three is a real number rather than a rounded one. Plenty of operator websites imply a scale they do not have. Beacon publishes the count it can stand behind and updates it as the portfolio grows.
Staying close to the work is the product. Every stay is prepared by the same team and every landlord conversation is with the person who signs the agreement. Beacon's plan is to add properties at a pace where that stays true, not at a pace that makes the number look better. Beacon operates across the Manchester areas listed here and takes on property in them as capacity allows.

Beacon Living Group would rather be checked than believed, so here are the five checks worth doing on us and the links to do them with.
These are checks on Beacon specifically. If you are comparing several operators and want the general version, our questions to ask any guaranteed rent company gives you a print-ready list. Our guide to comparing Manchester guaranteed rent companies covers how to weigh the answers.

Every row in that table is a fact Beacon has published rather than a promise Beacon has made. Beacon Living Group Ltd was incorporated on 9 March 2026, operates three Manchester properties and has one director, Omid Behzadnia.
Beacon Living Group will put you on the phone with Antony, the Wythenshawe landlord whose house Beacon operates, before you commit to anything.
Beacon has paid me on time every single month and I’ve never had to chase a thing.
How it works. Ask and Beacon arranges a call with Antony directly. No script, no Beacon on the line. Antony's house is the one pictured on this page, so you are speaking to the landlord of the property you can also go and look at. Antony is on the management route rather than the guaranteed rent one, so what he can tell you is what Beacon is like to deal with month to month.
Beacon Living Group's emblem unites two Manchester ideas. The worker bee, the city's enduring symbol of diligence and industry, crowned with the light of a beacon, a mark of guidance and trust that others navigate by. It's who we are. Tireless work in service of showing the way.
Beacon Living Group has no awards, no decade of trading and no roster of hundreds of landlords. Pretending otherwise would be the first thing on this site worth distrusting.
Anything anyone wants to say about Beacon, good or bad, shows up in public. Beacon's Google Business Profile is the place complaints and praise both land. Beacon cannot remove either. Read it before you decide. If you have a complaint of your own, it goes to omid@beaconlivinggroup.com and to Omid personally, because there is nobody else for it to go to.
Beacon Living Group runs on three commitments that are written into the agreement rather than asserted on a website.
On the guaranteed rent route the rent is fixed and paid on the same date every month, occupied or empty. If two months' rent go unpaid without a valid and accepted reason, you can end the agreement and take your property back. The rent owed to you remains owed. That is what the word guaranteed is doing in our agreement and it is doing nothing else. See what an empty property actually costs.
Every stay is prepared by the same small team in a house Beacon operates itself. The standard minimum stay is three nights on weekdays and two for Friday or Saturday check-ins. Cancellation is free up to 7 days before check-in, and a refundable security deposit of £200 on a credit card, or £500 on a debit or prepaid card is taken before check-in and released after your stay. The property is inspected between stays and the house you see in the photographs is the house you get.
Nightly rates, company details and the real size of the operation are published on this site as text. Nothing here needs a form to unlock. A reader who can check does not have to trust.
Yes. Beacon Living Group Ltd is a company registered in England and Wales under company number 17076795, with its registered office at 703 Stockport Road, Manchester M12 4QN. The record is public and linked on this page. It names one director, Omid Behzadnia. It also shows the incorporation date. Check it rather than taking this page's word for it.
Beacon Living Group is founded and run by Omid Behzadnia, who is the named director on the Companies House record and the person landlords and guests deal with directly. There is no separate sales team and no call centre. The person who quotes you the rent is the person who signs the agreement and the person who answers when something goes wrong.
Beacon Living Group manages three properties in Manchester and the portfolio is growing. The one featured on this site is Briar House, a four-bedroom house in Wythenshawe M22, which runs on Beacon's management agreement rather than the guaranteed rent route. Yes. Beacon puts prospective landlords in touch with Antony, the Wythenshawe landlord whose house Beacon operates, on request. Beacon is not on the call. Antony's property is the one pictured on this page, so you can look at the house and speak to the person who owns it before deciding anything. Antony is on the management route, so what he can tell you is what Beacon is like to deal with month to month.
Any complaint about Beacon Living Group would appear on its public Google Business Profile, which Beacon cannot edit or remove, so that is the place to check rather than this page. The profile is linked above. A complaint you want to raise directly goes to omid@beaconlivinggroup.com and reaches Omid, because there is nobody else it can go to.
Beacon Living Group is based in Manchester, with a registered office at 703 Stockport Road, Manchester M12 4QN. The property Beacon operates is in Wythenshawe M22, about half an hour south. Beacon works across Greater Manchester and takes on property where it can serve it properly.
Beacon Living Group Ltd was incorporated on 9 March 2026, which makes it a young company. The honest consequence is that Beacon cannot point to ten years of history, so it points at the agreement, the public record and a landlord you can ring. Judge the contract and the evidence rather than the age.
Yes. Beacon Living Group's reviews sit on its public Google Business Profile, which is linked on this page and which Beacon cannot edit. Read the lowest-rated ones first. There is also a video from Antony on this page, in his own words rather than ours.
No. Beacon Living Group offers landlords two routes and treats them as equals. On guaranteed rent, Beacon takes the property on a corporate agreement and pays a fixed rent every month whether the property is occupied or empty. On serviced accommodation management, the landlord keeps the income the property earns and Beacon runs it for a fee. Beacon quotes both on the same property so a landlord can compare them before choosing. The fee on the management route is quoted in writing for the individual property rather than published as a headline number.
Beacon Living Group operates Manchester property as serviced accommodation for guests and companies, on one of two arrangements with the landlord. On the guaranteed rent route Beacon takes the property on a corporate agreement of three to five years and pays a fixed rent every month, so the landlord carries no void risk and pays no management fee. On the management route the landlord keeps the income and Beacon runs the property for a fee. Beacon operates every property itself and nothing is sublet to a third operator.
