Standard, 88 words

Beacon Living Group is a Manchester serviced accommodation management company, founded in March 2026 by Omid Behzadnia. It manages residential property on behalf of landlords, operating it as short and medium stay accommodation for contractor crews, NHS and healthcare staff, corporate bookers and relocating professionals across Greater Manchester. Landlords keep the income their property earns and Beacon takes a share of revenue, so the company is paid more only when the property performs better. Beacon also offers a guaranteed rent route for landlords who want a fixed monthly payment instead.

What Beacon Does

Serviced accommodation management

Beacon Living Group's business is managing residential property on behalf of landlords and operating it as serviced accommodation. The landlord keeps the income the property earns. Beacon takes a share of the revenue, which means Beacon is paid more only when the property earns more.

That alignment is the point, and it is the company's motto taken literally. There is no version of a good month for Beacon that is not also a good month for the landlord. Beacon handles the pricing, the guest vetting, the compliance and the maintenance, arranges for the property to be professionally cleaned between stays, and takes the operational work off the owner entirely.

Beacon also offers guaranteed rent as a second route, for landlords who want a fixed monthly figure rather than a higher one. Both are quoted on the same property so an owner can compare them before choosing.

Properties are operated for contractor crews working on Greater Manchester projects, NHS and healthcare staff on placement or long treatment stays, corporate bookers placing teams, and professionals relocating to the city. Stays typically run from a few nights to several weeks. Beacon arranges for every property to be professionally cleaned between stays and handles maintenance, and Omid deals with guests and landlords directly.

The properties Beacon manages today are in South Manchester. Its growth is aimed at North Manchester, and Beacon expects to expand heavily across the north of the city, including Newton Heath, Cheetham Hill, Moston and Blackley. Beacon is not limited by area. It takes on property wherever its own research shows real demand and a property that will perform as serviced accommodation.

The Founder

Omid Behzadnia

Omid Behzadnia is the founder and director of Beacon Living Group. He spent more than four years as a residential sales negotiator in prime London, at Martyn Gerrard and Adam Hayes in North London, covering Hampstead and Finchley, and at Whitewill in Chelsea.

Selling puts you in front of owners at the moment they have decided to get out. Omid's job was to win the instruction and complete the sale, and deal after deal he heard the same reason for selling. It was not the market and it was not the money. It was that managing the property had become too difficult to keep doing.

Two things were changing the ground underneath the industry at the same time. Demand was moving towards shorter, more flexible stays, from contractors on site for a few weeks, healthcare staff on rotation and professionals relocating before they commit to buying. And the Renters' Rights Act 2025 ended the no fault eviction route landlords had relied on since 1988, rewriting the terms on which a residential tenancy can be ended.

Omid was already managing serviced accommodation remotely alongside the job. When the shift became clear he left a high paying role in London, moved to Manchester and started Beacon Living Group in March 2026 to work on it full time.

In his words: "Deal after deal the reason came back to the same thing: managing it had got too hard. Beacon exists so an owner does not have to choose between keeping the asset and being rid of the work."

Omid is the named director on the Companies House record, and the person landlords and guests deal with directly.

Company Background

How Beacon arrived at the model

Beacon Living Group Ltd was incorporated on 9 March 2026, and it did not start here. It began with guaranteed rent, a relatively new model that has grown as a rival to the assured shorthold tenancy and filled the gaps the AST left behind. Beacon takes the property on a corporate agreement of three to five years and pays a fixed rent every month, occupied or empty, carrying the void risk itself. Because it is a corporate let rather than an AST, it also sits outside the part of the Renters' Rights Act landlords were most worried about.

What changed was what the market said next.

As Beacon took on properties and began operating them, the operational reality became clear. Running a property well as serviced accommodation is the same job either way. The cleaning rota, the guest vetting, the pricing, the compliance, the maintenance calls: all identical. But the two commercial structures behave completely differently for the landlord. Under guaranteed rent the landlord receives the same fixed figure whether the property has a good month or a poor one. Under management the landlord keeps what the property earns, which over a year is more in most cases.

In September 2026, after working through the numbers properly, Omid made serviced accommodation management the company's primary model. The reasoning was partly the landlord and partly growth. Landlords make more money on it. And because management requires no capital to take a property on, Beacon can grow at the pace demand allows rather than the pace its balance sheet allows.

Guaranteed rent was kept rather than dropped, but capped, and is offered to landlords who specifically want a fixed figure over a higher one.

Beacon manages ten properties across Greater Manchester today. The best documented of them is Briar House, a four bedroom house in Wythenshawe M22 that sleeps eight and has been operating since August 2026. Its landlord, Antony, speaks about the experience on camera on the About page, and Beacon puts prospective landlords in touch with him directly on request.
