Beacon Living Group lists your Newton Heath, Moston, Miles Platting or Failsworth property on Airbnb, Booking.com and our own site, then runs the pricing, guests, cleaning and upkeep while you keep the income. Demand here comes from work rather than tourism, led by North Manchester General Hospital, Central Park and the Victoria North regeneration. It is serviced accommodation and short-let management for owners who want the income without the work.

Summary: Beacon Living Group offers Airbnb and serviced accommodation management in M40 and North Manchester, from Newton Heath and Moston to Miles Platting and Failsworth. We list your property on Airbnb, Booking.com and our own site and run the nightly pricing, guest messaging, cleaning and upkeep. You keep the booking income and pay an agreed fee, set after a strategic assessment and confirmed in writing before you sign. A fixed monthly rent is also available on selected properties.
From the first photograph to the last clean, the day-to-day work on an M40 short let sits with us. You keep the house and the income it earns.
Your Newton Heath or Moston home is listed on Airbnb, Booking.com and beaconlivinggroup.com at the same time. Companies with staff at Central Park can book it direct on our site, where platform fees are much lower.
Rates for an M40 house are checked every day and moved with demand across North Manchester. Longer bookings from contractors and NHS staff are priced so a four-week stay still pays its way.
Each guest shows ID before we release the door code. Questions at ten at night about the boiler or the bins come to our team rather than your phone.
After each checkout our cleaners strip the beds, wash the linen and reset the house for the next arrival. A check is done before anyone new walks through the door.
A dripping tap in Moston or a broken blind in Failsworth is reported to us and we get it fixed. Anything that needs your decision is put to you.
Most M40 terraces need a full set of furniture before the first guest. You pay for it and keep it. We choose it, buy it and put it together.
We run 10 properties across Greater Manchester. The one we can name is Briar House in Sharston, Wythenshawe M22, which its owner Antony handed to us on a management agreement in August 2026. It sits on the other side of the city from M40. The service is the same.
Beacon has paid me on time every single month and I’ve never had to chase a thing.
Want to hear it first-hand? Ask us to arrange a call with Antony before you decide anything about your M40 house.
Walk round Briar House on its guest page or read about Airbnb management in Wythenshawe.
M40 runs north-east from the edge of Manchester city centre. It is not a tourist postcode. That is its strength. People come here to work, often for weeks at a time. They want a whole home with a kitchen and parking rather than a hotel room. Here is where that demand comes from.
For an owner, that demand is what a managed property earns from. We price for it every day and market the property to the guests who are already looking for somewhere to stay here.
It also shapes what makes an M40 house work. A driveway or easy street parking matters to crews with vans. A second bathroom matters when three colleagues share. A desk and fast broadband matter to the consultant on a month at Central Park. We look for all of these at the appraisal and tell you plainly which ones your house has.

Each part of North Manchester has its own housing stock and its own guests. This is how we think about them when we appraise a property.
Newton Heath is the heart of M40, with Victorian and Edwardian terraces along and off Oldham Road and newer family homes around them. Two- and three-bedroom terraces near the Metrolink stop suit contractors and NHS staff who want a whole house close to the tram. Central Park is on the doorstep, so midweek business stays are part of the mix.
Moston has long streets of terraces and inter-war semis around Moston Lane. New Moston's semis run towards the Failsworth border. Larger homes with a driveway suit work crews with vans and relocating families. The M60 is close by, which helps guests whose jobs move from site to site.
Miles Platting sits closest to the city centre, between Ancoats and Newton Heath, with a mix of newer houses and modernised older stock. It suits guests who work in town and want a short trip in without paying city-centre prices. Smaller, newer homes here are quick to clean and easy to keep in guest-ready condition.
Failsworth sits just over the boundary in Oldham borough, in the M35 postcode, with its own Metrolink stop. Its semis and terraces suit guests who split their week between North Manchester and Oldham, or who need quick access to the M60. Quieter residential streets also appeal to families on longer stays.
Blackley sits north-west of Moston in M9, with larger terraces and semis on quieter residential streets. It is close to North Manchester General Hospital, which makes it a natural base for longer NHS stays. Our Harpurhey and Blackley page covers M9 in detail.
Collyhurst sits at the city end of M40, at the centre of the Victoria North regeneration. As that work runs over the coming years, it is where construction teams and site staff will want to stay close to the job. Homes here are also within walking distance of the northern edge of the city centre.
Owners in Newton Heath and Moston usually ask about the fee first, so here is the straight answer. We do not publish one. Beacon Living Group sets the fee only after a strategic assessment of your house and puts it in writing before you sign. It is a share of what the property books, which means we only do well when you do.
The running costs come out of the income and are yours. For a three- or four-bedroom house in North Manchester, plan around these guide figures:
You pay for the furniture once and it stays yours. We source it and fit the house out. A North Manchester terrace often needs less furniture than a large city-centre flat, which the appraisal takes into account.
Try the management calculator with your own figures. If the property has underperformed for four months, one month's notice ends the agreement.
Send us the address. We look at the house, the street and the parking and work out which North Manchester guests it suits best.
You get the fee, the running costs and the exit terms on paper before anything is signed. Show them to your solicitor.
We fit the house out, book the photographer and put the listings live on Airbnb, Booking.com and our own site.
NHS staff, contractors and visiting families start to arrive. You are paid your income every month.
If you let on a long tenancy today, here is how the two compare, row by row, so you can judge which suits your property.
| The question | Long let through an agent | Beacon management |
|---|---|---|
| Income | Rent from one tenant, fixed for the tenancy | Nightly income that rises and falls with North Manchester demand |
| Fees | Usually 10% to 15% of the rent to the agent | An agreed fee taken from the booking income |
| Empty periods | Months with no rent while the agent re-lets | Priced daily to fill. Quiet nights are yours to use |
| Condition | Checked when the tenant moves out | Cleaned and checked after every guest |
| Who deals with guests | You, or the agent for a fee | Beacon's own team |
| Leaving | Governed by tenancy law | One month's notice after four months of underperformance |
| Renters' Rights Act | Inside the assured-tenancy regime | Short stays fall outside it |
The Renters' Rights Act's private-renting reforms took effect on 1 May 2026 and apply to assured tenancies. A guest booking a short stay in Newton Heath does not hold one. This is general information rather than legal advice.
A few M40 owners would rather have one predictable payment than a share of nightly income. Guaranteed rent is also available on selected properties.
Our Manchester guaranteed rent guide explains the lease in full. One free appraisal prices both options for your house. Read how much guaranteed rent pays in Manchester before you decide.
We take on homes across M40 and the postcodes around it. If you are unsure whether your street is covered, ask us.

There is no published fee. Beacon Living Group agrees it after a strategic assessment of your M40 property and puts it in writing before you sign. The running costs come out of the booking income. For a three- or four-bedroom house, budget about £500 a month for bills, about £60 per clean, £30 to £50 a month for consumables and about 18.8% in booking-platform fees, which are much lower on direct bookings.
Yes. We take the property on and relaunch it under the Beacon Living Group brand, so it carries our reviews and reputation rather than starting again. It also reaches the guests we already serve, including the contractor teams we work with. You keep the income and we run it from the day it switches over.
Everything from listing to linen. We put the house on Airbnb, Booking.com and our own site, set the price every day, vet and message guests, run self check-in, clean after every stay and arrange repairs. We also buy and set up the furniture, which you pay for and own. Your booking income reaches you every month.
We price and market the property for people who are in North Manchester for work. That means NHS staff and locums at North Manchester General Hospital, contractors on Victoria North and other projects, teams based at Central Park, relocating professionals and families visiting patients. Every guest is ID verified before arrival and agrees to house rules.
Guests are ID verified before they get the door code. Direct bookings come with a £100 security hold authorised near check-in. Booking.com and other channel stays follow that platform's terms. Airbnb stays fall under Airbnb's damage protection, subject to its terms. Because the house is checked after every guest, any damage is spotted straight away.
In most cases you will. Plenty of residential and buy-to-let mortgages rule out or limit short lets, so read your terms and get written consent from your lender before the M40 listing goes live. Tell your insurer as well. This is general information only, not financial or legal advice.
We do. Your M40 house goes on Airbnb, Booking.com and beaconlivinggroup.com. The big channels charge about 18.8% in fees, so we steer repeat guests and employers towards booking direct, where the cost is much lower.
You can. After four months of underperformance, one month's notice ends the agreement. That term is written down before you sign. The furniture is yours to keep.
If you want the upside of nightly income and can live with quieter months, management fits. If you want one fixed payment, guaranteed rent fits better. On that route Beacon takes the property on a three- to five-year corporate commercial lease, carries voids, bills, council tax and maintenance and charges no fees. The rent is typically set below an agent's advertised figure. It is also available on selected properties. Your free appraisal compares the two.
Yes. Single houses and portfolios are both welcome. We can appraise several North Manchester properties together and put the terms for each one in writing. One team then runs them all.
Yes. We cover all of M40, including Newton Heath, Moston, New Moston, Miles Platting and Collyhurst. We also cover Failsworth in M35, Harpurhey and Blackley in M9, Cheetham Hill and Crumpsall in M8, Clayton in M11 and Ancoats on the edge of the city centre. If your property sits just outside these, ask and we will tell you straight.
It can be, for the right property. Demand here comes from work rather than tourism. North Manchester General Hospital, Central Park, the Victoria North regeneration and the city centre a short tram ride away all bring guests who need somewhere to stay. That tends to mean weekday and longer stays rather than weekend breaks. Whether your property suits it depends on its size, condition, parking and street, which is what the free appraisal checks. We will not quote you a yield before we have seen the property.
