Beacon Living Group can put a guest in two Manchester stays today. Briar House in Wythenshawe M22 books online with a live calendar, and the Cosy Blue Room in Greater Manchester is booked on Airbnb or direct by message. Everywhere else Beacon covers is enquiry only until a home is live there.
The minimum stay at Briar House is three nights on weekdays and two for Friday or Saturday check-ins. There is no maximum. The longer the stay the lower the nightly rate, with 10% off from seven nights and 25% off from twenty-eight.
Cancellation is free up to 7 days before check-in. At Briar House two separate amounts apply to a direct booking. A refundable security deposit of £200 on a credit card, or £500 on a debit or prepaid card is held on your card before check-in and released after your stay, normally within 24 hours of the turnover clean. We keep your card on file. There are exactly two things we may charge it for: a charge printed in the fee schedule in the house rules you agreed to, at the amount printed there, and the actual cost of putting right damage beyond fair wear and tear, evidenced. You get the dated photographs and the receipted cost first. There is no platform service fee on top of the nightly rate when you book direct. Neither the deposit nor the fee applies to an Airbnb or Booking.com booking. The Cosy Blue Room takes no deposit.
Yes, every Briar House rate includes all bills, broadband and the end-of-stay clean. There is no separate cleaning fee added at checkout. Broadband at Briar House runs at 190Mbps or more. The price shown on the calendar is the price paid.
Yes, Beacon Living Group can invoice a company directly for a stay rather than taking a card payment from an individual. Invoices carry a purchase order or cost code reference where one is needed. See the terms on corporate stays.
Briar House sleeps eight. It has two double bedrooms, a twin room whose beds zip together into a queen, a single room and a sofa bed in the lounge.
Briar House has a private driveway that parks up to four vans or cars at no extra cost. No permit and no street parking needed.
The calendar on Briar House reads from the same diary as our Airbnb and Booking.com listings, so a night shown free here is genuinely free. Bookings from any channel block the date everywhere at once. Nightly pricing moves with demand, so the calendar confirms the live total for the exact dates chosen.
