Published rates, so you can price a job today

You should not have to send an enquiry to find out what accommodation costs before you have even won the work. Here is the rate card. It is one price for the whole house rather than a price per person, and it includes all bills, wifi and linen. Minimum stay is three nights.

Blocks of three months or more are negotiable below the monthly rate. Returning crews get roughly 10% below the published rate. Because you are buying the house rather than beds, a team that grows from five to seven mid-project does not cost you a penny more, and nobody has to be turned away to a different postcode.

Set those per-head figures against what your people currently cost you per room per night, and add whatever your hotel charges for parking a van. We are not going to quote a competitor's rate at you, because rates move and we cannot verify what you are paying. Run your own number against ours.

Built for the person who has to book it and the person who has to pay it

Most accommodation aimed at working guests is really aimed at the guest. The office manager, travel booker or project coordinator who actually places the booking is an afterthought, and the finance team that has to reconcile it afterwards is not thought about at all. That is the gap this page exists to close.

One invoice a month

Every stay in a calendar month lands on a single consolidated invoice with the dates, the guests and the reference against each line. Your finance team processes one document instead of chasing booking confirmations out of inboxes.

PO and cost code references

Tell us your purchase order number, project code or claim reference at booking and it goes on the invoice. If a code changes mid-project, tell us and it changes on the next one.

Net-30 for approved accounts

Once an account is set up and a first booking has completed, we can move you to net-30. New accounts start on payment before arrival. We would rather say that plainly here than have it come up as a surprise.

A rate agreed once

Agree a corporate rate and it applies to every placement, so nobody has to renegotiate per booking or check whether this week's price is different. Returning crews sit around 10% below the published card.

One person, not a call centre

You deal with Omid directly on WhatsApp, phone or email. A message during the working day is usually answered within a couple of hours, and a booking can be confirmed the same day when the dates are free.

Flexibility when jobs move

Projects slip and crews change shape. Extensions, shortened stays and swapped names are handled by a conversation rather than a cancellation policy, which is the main practical reason companies book direct rather than through a platform.

Who we house

Four kinds of organisation place people with us, and the requirements are more similar than they look. All four want a whole property, parking, a kitchen and a laundry, for weeks rather than nights, on a bill their accounts system will accept.

Construction and engineering

Main contractors and their subcontract chain running jobs at Manchester Airport, across Wythenshawe and along the M56 and M60 corridors. Whole house, four vehicle spaces on the driveway, laundry for workwear and a monthly rate that survives a project timeline.

Staffing and recruitment agencies

Agencies placing tradespeople, engineers, drivers or clinical staff who need somewhere to put a group for a contract period. One booking, one invoice, and the same house each time so the placement is predictable.

Insurance and alternative accommodation

Loss adjusters, alternative accommodation bureaux and insurers placing a displaced household. A four-bedroom house with parking and a garden is far closer to a family's own home than a hotel suite, and month-to-month flexibility suits a claim whose end date keeps moving.

Corporate relocation and healthcare

Companies moving staff into Greater Manchester who need a landing place for a few weeks, and healthcare employers placing locums, agency clinicians and international recruits near Wythenshawe Hospital.

What we currently have

We will be straight about scale, because you will find out anyway and a company that overstates its portfolio is a company that will overstate other things. Beacon Living Group was incorporated in March 2026 and currently operates a single house under this service, with more coming.

That house is a newly refurbished four-bedroom property in Wythenshawe (M22), around ten minutes by car from Manchester Airport and a short drive from Wythenshawe Hospital, Sharston, Roundthorn and the M56. It sleeps eight across two double bedrooms, a twin room whose beds zip together into a queen, a single room and a lounge sofa bed. There is a family bathroom with a shower plus a separate downstairs WC, which is 1.5 bathrooms rather than two, and we will not describe it otherwise.

The practical specification is aimed squarely at working guests. A private driveway holding up to four vans or cars with no permits. Fast wifi at 190Mbps or more with a desk and USB points. A washing machine and a tumble dryer. A full kitchen with a proper matching set of cookware and crockery. Blackout curtains in every bedroom for shift workers. An enclosed patio garden. Self check-in via a smart lock, so a crew arriving at eleven at night after a long drive lets itself in.

If your requirement is larger than eight people or needs to be in a different part of Greater Manchester, tell us anyway. We would rather understand what you actually need and be honest about whether we can serve it now than take a booking that does not fit.

  2. We confirm availability and quote the rateUsually the same day. If the dates do not work we will say so immediately rather than holding you while we think about it.
  3. We set up the accountCompany name, registered address, billing contact, purchase order or cost code arrangement and who to send invoices to. Ten minutes of admin, done once.
  4. The crew books inSelf check-in details go to whoever is arriving. You get a confirmation with the reference on it.
  5. One invoice a monthConsolidated, referenced and sent to your billing contact. Net-30 once the account is approved.
