Beacon Living Group provides whole houses for crews, project teams and placements in Manchester, on a corporate rate agreed once. Consolidated monthly invoicing, purchase order references, BACS payment and net-30 for approved accounts. The rates and the terms are published on this page, so your procurement team can approve us before you have even called.
Summary: Beacon Living Group provides corporate accommodation in Manchester on published rates and procurement-ready terms. The whole four-bedroom house sleeping eight is £180 a night short stay, £162 from seven nights and £135 from twenty-eight nights. That works out at £16.88 to £30 per person per night. Billing is by consolidated monthly invoice with PO references and BACS payment. Net-30 is available for approved accounts. Cancellation is free up to 7 days before check-in, and a £100 security hold for direct bookings is held before check-in and released after the stay. To set up an account message 07544 843569 on WhatsApp or email omid@beaconlivinggroup.com.
You should not have to send an enquiry to find out what accommodation costs before you have even won the work. Here is the rate card. It is one price for the whole house rather than a price per person. All bills, wifi and linen are included. Minimum stay is three nights on weekdays, two for Friday or Saturday check-ins.
Whole house, sleeping up to 8.
£30 per person a night at six. £22.50 at eight.
10% off. £1,134 a week.
£27 per person a night at six. £20.25 at eight.
25% off. £3,780 for 28 nights.
£22.50 per person a night at six. £16.88 at eight.
Blocks of three months or more are negotiable below the monthly rate. Returning crews get roughly 10% below the published rate. Because you are buying the house rather than beds, a team that grows from five to seven mid-project does not cost you a penny more. Nobody has to be turned away to a different postcode.
Set those per-head figures against what your people currently cost you per room per night. Then add whatever your hotel charges for parking a van. We are not going to quote a competitor's rate at you, because rates move and we cannot verify what you are paying. Run your own number against ours.
This page is the rate sheet. Everything a finance or procurement team needs to approve us is on it. Rates, per-person costs, cancellation terms, the deposit and payment terms are all stated in public. Forward the link or email it straight to your accounts team.

Published rates, real numbers. This is the same rate card as above, done as arithmetic.
As a worked example, a crew of six on a six-week job pays the monthly rate of £135 a night, £5,670 for 42 nights, which is £22.50 per person per night.
Most accommodation aimed at working guests is really aimed at the guest. The office manager, travel booker or project coordinator who actually places the booking is an afterthought. The finance team that has to reconcile it afterwards is not thought about at all. That is the gap this page exists to close. If you are still comparing serviced accommodation with a hotel for business stays, the practical difference for a team is space, a kitchen, laundry and parking on one bill rather than eight room folios.
Every stay in a calendar month lands on a single consolidated invoice with the dates, the guests and the reference against each line. Your finance team processes one document instead of chasing booking confirmations out of inboxes.
Tell us your purchase order number, project code or claim reference at booking and it goes on the invoice. If a code changes mid-project, tell us and it changes on the next one.
Once an account is set up and a first booking has completed, we can move you to net-30. New accounts start on payment before arrival. We would rather say that plainly here than have it come up as a surprise.
Agree a corporate rate and it applies to every placement, so nobody has to renegotiate per booking or check whether this week's price is different. Returning crews sit around 10% below the published card.
You deal with Omid directly on WhatsApp, phone or email. The person quoting the rate is the person who owns the business, so nothing has to go up a chain before you get an answer.
Projects slip and crews change shape. Extensions, shortened stays and swapped names are handled by a conversation. That is the main practical reason companies book direct rather than through a platform.
Beacon Living Group states its commercial terms in full so a procurement team can approve a booking without a discovery call.
Every invoice from Beacon Living Group shows the property, the arrival and departure dates, the number of nights, the nightly rate and the total. Your purchase order number, project code or claim reference sits against each line. Stays across a calendar month land on one document rather than several.
Cancellation is free up to 7 days before check-in. Beacon Living Group does not charge a cancellation fee on a corporate booking and moving dates costs nothing either. Project slippage is normal in this market, so tell us as early as you can and we will move the booking rather than cancel it. Early notice also protects your dates, because Beacon runs a small portfolio and houses book up.
Beacon Living Group arranges a £100 security hold near check-in for direct bookings from guests. A card is kept on file. It may be charged for a fee printed in the published schedule, at the amount printed there, and for the evidenced actual cost of damage, with the photographs and the receipt sent first. Both figures are stated in writing before the booking is made, so your finance team has them in the approval file rather than finding out at check-in.
We accept BACS as standard. Give us a purchase order number, project code or claim reference at booking and it appears on the invoice. Stays across a calendar month consolidate onto a single invoice as the default for accounts with more than one booking. Net-30 terms are available once an account is approved after a completed first booking. New accounts pay before arrival, which is a normal position for a young company and one we would rather state plainly than negotiate awkwardly later.
Beacon Living Group takes block bookings on weekly or monthly terms, including recurring Monday to Friday weeks where the crew keeps the same house week after week.
Same house every week. Kit, workwear and food stay put between weeks. No repacking, no new keys, no new postcode.
Mixed and changing crews are no problem either. The price is for the house, so a crew that grows from five to seven mid-project costs nothing more. Swapped names are an email, not a rebooking.
For a worked example of all of this on a real job, read how Beacon housed 26 contractors across 8 houses for a developer near Macclesfield, sourced in three days and run as a single booking on one invoice.

Four kinds of organisation place people with us. The requirements are more similar than they look. All four want a whole property, parking, a kitchen and a laundry, for weeks rather than nights, on a bill their accounts system will accept.
Main contractors and their subcontract chain running jobs at Manchester Airport, across Wythenshawe and along the M56 and M60 corridors. Whole house, four vehicle spaces on the driveway, laundry for workwear and a monthly rate that survives a project timeline. See how a 26-worker crew was housed on one contract.
Agencies placing tradespeople, engineers, drivers or clinical staff who need somewhere to put a group for a contract period. One booking, one invoice and the same house each time, so the placement is predictable.
Loss adjusters, alternative accommodation bureaux and insurers placing a displaced household. A four-bedroom house with parking and a garden is far closer to a family's own home than a hotel suite. Month-to-month flexibility suits a claim whose end date keeps moving. Full detail for adjusters is further down this page.
Companies moving staff into Greater Manchester who need a landing place for a few weeks. Healthcare employers place locums, agency clinicians and international recruits near Wythenshawe Hospital. Full detail for relocation agents and HR teams is further down this page.
Beacon Living Group houses displaced families for loss adjusters, alternative accommodation bureaux and insurers, with the claim reference on every invoice.
A house beats a hotel for a displaced household. Four bedrooms, a garden, a kitchen, laundry and driveway parking is far closer to the family's own home than a hotel suite.
Open-ended claims suit month-to-month flexibility, because a claim's end date keeps moving. Extensions are a conversation, not a penalty.

Beacon Living Group works with relocation agents, HR teams and professional services firms placing people in Manchester for weeks rather than nights.
Landing stays for new starters and international recruits give a settled base while they house-hunt, with a desk, fast wifi and a washing machine, on one company invoice.
Bridge stays suit staff between homes, renovation moves and completion-gap stays on the same terms.
Law firms and consultancies placing people for long hearings or projects get the same set-up. Whole house, quiet street, workspace and a single referenced invoice for the finance team.

Briar House suits night shift crews because every bedroom has blackout curtains and check-in is self service at any hour.
Airport and aircrew shift patterns are covered in more detail on our Manchester Airport page.

We will be straight about scale, because you will find out anyway and a company that overstates its portfolio is a company that will overstate other things. Beacon Living Group was incorporated in March 2026 and currently operates a single house under this service, with more coming.
That house is a newly refurbished four-bedroom property in Wythenshawe (M22), around ten minutes by car from Manchester Airport and a short drive from Wythenshawe Hospital, Sharston, Roundthorn and the M56. It sleeps eight across two double bedrooms, a twin room whose beds zip together into a queen, a single room and a lounge sofa bed. There is a family bathroom with a shower plus a separate downstairs WC. That is 1.5 bathrooms rather than two. We will not describe it otherwise.
The practical specification is aimed squarely at working guests.

If your requirement is larger than eight people or needs to be in a different part of Greater Manchester, tell us anyway. We would rather understand what you actually need and be honest about whether we can serve it now than take a booking that does not fit.
We are also lining up smaller units in North Manchester around the M8 corridor for solo placements and couples. Nothing there is bookable yet and we will not pretend otherwise. If your requirement is north of the city, tell us anyway and we will say honestly whether we can serve it and when.

Tell us as early as you can and we extend the stay at the same rate wherever the calendar allows. We run a small portfolio, so an early heads-up is genuinely the difference between yes and no. If the dates are blocked we say so plainly and help you find somewhere else rather than leaving you hanging.

Yes. Every bedroom at Briar House has blackout curtains and self check-in works at any hour, so a crew arriving after a night shift can get straight to sleep. Some readers land here because they own a property near the airport rather than because they need to book one. Beacon Living Group works with landlords two ways and both are live.
Briar House itself runs on a management agreement, which is why the corporate stays on this page exist at all. Which route suits you depends on whether you want a fixed number every month or the upside of the nightly rate. Compare the two on our landlords page.
