How to Block-Book Contractor Accommodation in Manchester: Rates, Invoices and What to Ask

By the Beacon Living Group team · 23 August 2026 · 9 min read + crew cost calculator

Summary: Beacon Living Group takes block bookings for contractor accommodation in Manchester. You get a whole house sleeping up to eight, one consolidated monthly invoice with your PO reference, BACS payment and net-30 terms for approved accounts. At the published card rate of £180 a night, a 28-night crew stay costs £3,780 for the whole house after the 25% monthly discount, which is £16.88 per person per night with eight sharing. This guide covers rates, invoicing, booking terms, lead times, Monday to Friday patterns and what to ask before you sign off the booking.

What is a block booking for contractor accommodation?

A block booking is one reservation that covers a whole property for a crew across a set period, placed by one person and paid on one account rather than booked bed by bed.

Bookers choose a block booking for the same reasons every time. It gives them one contract, one invoice and one point of contact, with the whole crew under one roof rather than scattered across separate rooms.

The person doing the booking is rarely the person who ends up staying there. A site manager, an office administrator or a recruiter usually places the order for crew digs in Manchester. The people who stay never see the invoice.

In practice it works in four steps.

Beacon Living Group’s bookable crew house is Briar House in Wythenshawe, a 4-bedroom house sleeping up to eight with driveway van parking, so one crew takes the whole house and nobody shares with strangers.

For a crew larger than eight, or dates Briar House cannot cover, we take enquiries for whole-house accommodation elsewhere in Greater Manchester, so a bigger team still has somewhere to ask about.

For the wider picture across the city, see our complete guide to contractor accommodation in Manchester.

What does it cost to block-book a crew house in Manchester?

Beacon Living Group publishes its rates. Briar House has a card rate of £180 a night for the whole house, with 10% off stays of 7 nights or more and 25% off stays of 28 nights or more.

Adding crew members never changes the house total, because the price is for the whole house rather than per person. A crew of six and a crew of eight booking the same nights pay exactly the same whole-house price, so cost per head falls as the crew grows.

A crew of six staying 28 nights pays £3,780 for the whole house after the 25% monthly discount. That is an effective £135 a night, or £22.50 per person per night with six sharing.

Briar House block-booking rates at the published £180 card rate (per-person figures are per night):

Stay lengthWhole-house totalEffective nightlyPer person, 4 sharingPer person, 6 sharingPer person, 8 sharing
7 nights (10% off)£1,134£162£40.50£27.00£20.25
14 nights (10% off)£2,268£162£40.50£27.00£20.25
28 nights (25% off)£3,780£135£33.75£22.50£16.88
56 nights (25% off)£7,560£135£33.75£22.50£16.88

Rates are Briar House's published card rate at the time of writing. Seasonal pricing can move the nightly figure. Long stays are quoted firm before you book.

Every one of those totals includes everything below.

There is no separate cleaning fee and no platform service fee on top, so the whole-house figure is what the project actually pays.

What will your crew's stay cost?

Those are the published card-rate totals. The same nights booked direct on this site take a further 7% off, which brings 7 nights to £1,032 and 28 nights to £3,440, because there is no platform commission to cover. For how these numbers compare with hotel rooms for the same crew, see contractor digs vs hotels in Manchester.

How invoicing works: one invoice, PO references and BACS

Beacon Living Group consolidates every stay in a calendar month onto a single invoice, with the dates, the guests and your purchase order or cost code reference against each line.

Yes, one invoice covers multiple stays in the same month. Your finance team processes a single document with every date, every guest and the right reference against each line, rather than a stack of separate booking confirmations.

Add your purchase order or cost code at booking. If the reference changes mid-project, tell us and it changes on the next invoice.

BACS is the standard payment route for accounts. Once an account is set up and a first booking has completed, approved accounts can move to net-30 terms. New accounts pay before arrival. That is a normal position for a young company and we would rather state it plainly here than bury it in the terms.

Booking terms: deposit, cancellation and changes to dates

Beacon Living Group takes a refundable security deposit of £200 on a credit card, or £500 on a debit or prepaid card on a block booking, released after the stay, and cancellation is free up to 7 days before check-in.

The standard minimum stay is three nights on weekdays and two for Friday or Saturday check-ins. A short mobilisation visit books on the same terms as a full month, so the two-person survey trip and the crew that follows it use the same supplier and the same account.

Dates move on live projects, so tell us as soon as yours do. Extensions are confirmed subject to availability, because the next crew may already hold the house. Early finishes are handled under the terms agreed at booking.

Get the deposit, the cancellation position and the change-of-dates position in writing before you raise the order. Our extension and cancellation FAQs carry the current terms.

How far ahead should you book?

Book a whole-house block booking as soon as your project dates are confirmed, because a house is a single unit of stock that is either free for your dates or already taken.

A hotel can usually absorb a late crew by shuffling rooms between bookings. A house cannot. It is either free for your dates or it already belongs to someone else's project.

Manchester has live construction and airport work. Crews on those jobs look for the same kind of whole house. Our guide to Manchester construction projects and accommodation maps where that work sits. There is no countdown clock here. Your dates are open or they are not.

If your dates are not yet firm, open the conversation anyway. WhatsApp us the likely window and we will tell you honestly what the calendar looks like. No fake urgency and no pressure to commit before you are ready.

Crews on airport-corridor jobs have their own considerations, covered in our guide to contractor accommodation near Manchester Airport and Wythenshawe.

Monday to Friday patterns and part-week crews

Monday to Friday stays suit crews who travel home at weekends. A repeating weekly pattern can be quoted as one arrangement on one account rather than booked week by week.

Against whole-house pricing, a four-night week does not reach the 7-night discount tier, so a continuous block that covers the weekend is often better value than two separate part-weeks. Seven nights at 10% off costs £1,134. Two separate four-night weeks cost £1,440.

Recurring Monday to Friday patterns are quoted individually rather than sold as a standing product, so tell us the pattern and we will quote it honestly against a continuous block.

Mixed crews: twin rooms, doubles and who sleeps where

Briar House sleeps up to eight across double and twin rooms, so a mixed crew can have separate rooms and single beds rather than shared doubles.

The four bedrooms break down like this.

Who sleeps where is agreed at booking, so mixed trades and mixed-sex crews are handled by room allocation rather than left to sort out on arrival.

There is one family bathroom with a shower and a separate downstairs WC, which is 1.5 bathrooms rather than two. We say that plainly rather than let a crew arrive expecting more.

Booking as a recruiter, agency or PA

Beacon Living Group takes bookings from recruiters, labour agencies and PAs, with the agency as the account holder and the placement reference carried on the invoice.

The booker never stays, so the paperwork matters more than the photos. Send the dates, the headcount, your company details and a purchase order or placement reference. The invoice is issued to the agency with that reference on it.

Putting each crew into the same house makes the arrangement predictable for everyone involved. The workers know where they are going and you know what it costs.

Ten questions to ask before you sign off a block booking

A block booking is a procurement decision, so put it through the same checks you would apply to any supplier.

Ask about the deposit and the overrun position before you sign rather than after. Beacon Living Group's answers to both sit in the booking terms above.

On who you call at 9pm, the number that takes your booking is the number you message when something breaks. Beacon Living Group runs its houses itself rather than through a call centre, so there is no ticket queue between you and the person who can fix it.

On verifying the provider, Beacon Living Group Ltd is registered in England and Wales under company no. 17076795. Briar House is listed publicly on Airbnb and Booking.com, so you can see the house away from this site.

Beacon Living Group's own answers to all ten are published here and on the corporate stays page rather than held back for a phone call.
