What big construction projects are happening in Manchester right now?

Manchester's biggest live construction and regeneration programmes in 2026 are the Transpennine Route Upgrade, the Victoria North regeneration, the North Manchester General Hospital rebuild, the Etihad Campus expansion, the Fallowfield campus redevelopment and the Terminal 3 refurbishment at Manchester Airport. Two more sit behind them. The new Manchester United stadium at Old Trafford has not broken ground. The Gasworks New Town at Bradford in M40 is approved and being built out in phases. Where should rail workers on the Transpennine upgrade stay near Manchester?

Rail crews working the Manchester end of the Transpennine Route Upgrade need a bed with parking, a drying space and a front door that opens at any hour, and Beacon Living Group's Briar House in Wythenshawe takes crews of up to eight on exactly that basis.

The programme is a £10.7bn upgrade of the line between Manchester and York, running around 70 active worksites with more than 5,000 staff. Weekend blockades continue through 2026 and major sections of the work run into the early 2030s. That pattern drives beds differently to a building site. Crews rotate onto weekend possessions, tier-two contractors book at short notice and a team working Diggle one week can be on the Manchester Victoria throat the next.

Briar House sits on the south side of the city, so the honest geography matters. It suits crews on the Manchester Victoria, airport-line and south Manchester worksites well. For the Diggle and Stalybridge end of the route the drive is longer, and a booker working that end should say so up front rather than discover it on a Sunday night.

Victoria North, Collyhurst and the North Manchester General rebuild

Victoria North is a roughly £4bn regeneration building 15,000 homes across Collyhurst, Red Bank and the Lower Irk Valley, and the North Manchester General Hospital rebuild is a separate programme worth up to £1.5bn less than two miles away.

Victoria North is delivered through a partnership between Manchester City Council and Far East Consortium, and the scheme has been shortlisted by the government's New Towns Taskforce. In Collyhurst, the first new homes were completed in 2025 and the whole first phase is due to complete by 2027, with later phases still in consultation. The masterplan carried an earlier working name, Northern Gateway, before it was rebranded as Victoria North to give the district its own identity.

The North Manchester General Hospital rebuild sits under the government's New Hospital Programme. Enabling and demolition works have already cleared much of the old Victorian estate. Construction of the new outpatient centre, the first building, is due to start in 2027 and open to patients in 2029, with the full redevelopment running over around nine years. A construction partner, Bovis, has been appointed for this first phase.

Also part of the Victoria North masterplan is the Gasworks New Town on the former gasworks site off Rochdale Road, M40. That is around £400m and more than 1,200 homes, already under construction.

The honest paragraph. Beacon's bookable house is in Wythenshawe, roughly 30 minutes from Collyhurst and Crumpsall on a weekday morning. That is a real drive for a 7am start. For a North Manchester crew Beacon is a sensible base for a site team or a supervisory group. It is not the closest option for a full groundworks gang. What Beacon does offer is a whole house under one booking, one invoice, published rates and off-road parking, plus an enquiry route for teams whose dates or headcount do not fit.

The south Manchester projects: Terminal 3, Wythenshawe and Fallowfield

Beacon Living Group's Briar House is closest to the south Manchester work, sitting about 10 minutes from Manchester Airport and about 15 minutes from the Fallowfield campus site.

At the airport, the transformation programme has moved on from where most people last checked. The Terminal 2 extension finished in 2021, and Terminal 1 closed on 19 November 2025, with its space folded into a larger Terminal 3. The live work now is the Terminal 3 refurbishment itself, a bigger entrance, a larger departure lounge and new bars and restaurants. That is a status correction most accommodation pages have not made, and it is worth stating plainly rather than leaving T1 written up as though it still exists.

The Fallowfield campus redevelopment is a University of Manchester scheme worth around £400m, delivering 3,300 student bedrooms across the 24-acre Owens Park site. Full planning consent was granted in September 2025 and enabling works are under way now. The main build runs from early 2026 with a phased handover through to 2030. That is a genuine multi-year trades programme in M14.

Wythenshawe itself is the local backdrop for a lot of this: Sharston industrial estate, ongoing works around the Wythenshawe Hospital estate and the wider Civic regeneration. The practical point for airport and campus crews is parking: a private driveway that takes four vans at no extra cost, so tools and kit stay off the street overnight.

Etihad, Old Trafford and the projects still to land

The Etihad Campus expansion is putting fit-out trades into east Manchester now, and the new Manchester United stadium at Old Trafford is the next large wave rather than a current one.

At the Etihad, the expanded north stand opened in May 2026 and the 401-room hotel built into the same corner of the campus is due to open late in 2026. Fit-out trades continue through the year.

At Old Trafford, Manchester United secured the land behind the Stretford End in 2026 and set out the masterplan and consultation period in July 2026. The figures being reported are around £2bn for a 100,000-seat stadium, which would be the largest football ground in England. This is expectation rather than certainty. Construction has not started, and once it does the build is expected to take around five years. Beacon's only stay today is Briar House in Wythenshawe M22, about 20 to 25 minutes from Old Trafford.
